A recent LinkedIn poll conducted by Property Week on behalf of Shared Access, highlights the growing significance of mobile connectivity in the decision-making process for leasing commercial spaces.
Building on findings from a WiredScore survey, the poll asked industry professionals to estimate the percentage of respondents who consider “Mobile Network Coverage” a key factor when leasing space. Respondents were given choices of 17%, 37%, 57%, and 77%.
Surprisingly, only 51% of the 243 participants correctly identified that 77% of people prioritise mobile network coverage, making it the second most important consideration after location.
The shift toward prioritising tenant experience is transforming the industry into a comprehensive service provider. A critical aspect of enhancing tenant experience is ensuring reliable, continuous connectivity.
However, the push for sustainability in commercial real estate presents challenges for mobile signal reception. Modern energy-efficient building materials, such as advanced glass, often block outdoor mobile signals, creating a need for in-building networks to maintain connectivity. Buildings that lack strong mobile signals can lead to reduced productivity for tenants and make the property less attractive to potential lessees.
Fortunately, various solutions are now available to ensure 4G and 5G connectivity, whether the costs are covered by tenants, landlords, or a combination of both. Sharing the financial responsibility for mobile coverage installations is a practical approach, ensuring that neither party bears the entire burden. This collaborative method benefits both tenants and landlords, enhancing property value and tenant satisfaction.
